The JK2
Scenic Team

The JK2 Team is built around core values of honesty, integrity, and trust. Our creative artisans and exceptional management team can build your dreams through a wide range of services, no matter the size or complexity.

Introducing the JK2 Team

Julie Holmes, P.E., LEED AP
President

Julie is a key leader of the firm and her primary role is to enhance the firm’s relationships and implement a strategic growth plan for both the Construction and Scenic Division.

As a new member of the team, Julie brings a vast knowledge of corporate management, leadership, and business practice experience. Prior to joining JK2, Julie was a leader in the civil engineering and development industry, with exceptional knowledge in civil engineering site design and entitlements, quality control and assurance, project coordination, financial management, budgeting and billing, and business development.

Julie is a registered Professional Engineer and was a Cum Laude graduate from the University of Florida, earning a Bachelor of Science in Civil Engineering while being on the Dean’s List in the College of Engineering. She is a two-time academic all-SEC student athlete and was a three-year letter winner of the University of Florida’s Women’s Swimming & Diving Team.

What made you leave engineering and join the JK2 Team?

After 12 years in the civil engineering and design industry, I needed a change of pace. I’ve been around construction my entire life and have witnessed JK2 grow since my father, Paul, started the firm and ran the business out of our back barn. I’ve always enjoyed seeing things being built, problem solving, and knew I would regret not working with the family in the business. I’ve already seen tremendous growth within both the Construction and Scenic Division since I joined the team and am excited to see what lies ahead at JK2!

What has been your greatest accomplishment at JK2?

It is really exciting to see how little changes and improvements can affect the overall efficiency of the business. I think I’ve had a positive impact on a lot of different areas within JK2, but the most exciting and rewarding accomplishment was for the work that went into the submittal of the 2014 ABC Central Florida Excellence in Construction Awards application. All the hard work completing the application paid off, as we won an Eagle Award for our work at the Cabana Bay Beach Resort at Universal Orlando, in the “Other Specialty Construction – Themed & Interiors Specialty Commercial Under $500,000” category.

What do you enjoy doing outside work?

I love traveling, being active, and exploring the outdoors. I enjoy playing tennis, swimming, scuba diving, snow skiing, and yoga.

Introducing the JK2 Team

Tim Bartell
Director of Pre-Construction

Tim Bartell is the key leader of the JK2 Scenic Division and is responsible for all in-house fabrication and design of custom millwork, theme painting, fiberglass, props, and a whole array of unique and themed projects.

Tim started his career with JK2 as a construction project manager in 2005. After four years of working in the field JK2 capitalized on Tim’s vast experience and knowledge of theatre and creative work by opening the Scenic Division in 2009 to better support their themed industry clients. Tim has helped grow the Scenic Division from a small prop shop with one employee to a full service business with over a dozen carpenters and painters on staff.

Tim has a Bachelor of Fine Arts Degree in Theatre Technology from Florida State University.
He was one of the first local hires for Nickelodeon Studios Florida, initially serving as the Technical Services Manager overseeing the construction of all of the props and scenery used on shows taped in Florida such as Family Double Dare & Guts, Legend of the Hidden Temple and many others. He was later promoted to the Department Director of Art, responsible for all scenery, props, lighting, hair and make-up. Tim was instrumental during the installation of La Nuba for Cirque de Soleil at Walt Disney World and served as the show Technical Coordinator. Tim continues to work with local theatres as a volunteer and enjoys fishing and watching football.

What makes JK2 Scenic stand out in the industry?

We have a talented team of craftsman and artisans and I enjoy working with owners to help design, build, and fabricate exceptional work for themed environments. Our ability to understand our customer’s needs, help them conceptualize and bring their visions to reality, and be a partner with them throughout the design process helps set us apart.

What was one of your favorite projects you have worked on?

My favorite project was figuring out how to build Dumbledore’s Desk and Chair in the queue line of The Wizarding World of Harry Potter ™. When I started the project, it was a bit of head scratcher, but as I solved each little challenge it went from “how the heck” to “I’ve got it!” I enjoyed working with the original design drawings from the movie and was humbled by the thoughtful craftsmanship that went into building that style of furniture long before there were power tools and modern technology.

What do you like most about construction?

Since most of my schooling and training involved building “fake” theatre props, it has been an interesting process to think through the design intent and construction of projects that must last for years to come. Working in the general contracting world has added to my experience in terms of scheduling and coordination, which have been invaluable skills I have applied to the Scenic Division. The other thing I like about construction? Everywhere you go – free rubber bands…….wrapped around all of the construction drawings!

Introducing the JK2 Team

Nikolaos Athanasakos
Director of Production

Nikolaos Athanasakos is a key leader of the JK2 Scenic Division and is responsible for the workflow, production, fabrication, and quality control of the carpentry shop.

Nik started his career with JK2 as a lead carpenter and quickly moved into the role of Shop Manager, overseeing and coordinating the fabrication process of unique and custom millwork projects. Nik was born in South Africa and moved to Greece during his teenage years, where he started working on small wooden projects and learned to master modern and old carpentry techniques. As a 5th generation carpenter, Nik continues to carry on his ancestor’s legacy.

Nik received a certificate of Architectural Design and Interior Decoration from AKTO Art & Design, where he studied architectural drafting and interior design. He enjoys nature, mountain hiking (even though there are no mountains in Florida), cooking, dismantling and rebuilding anything that looks intricate and challenging, and spending time with his family.

What do you like most about being part of the JK2 Team?

I enjoy being in a positive team environment where everyone works together, is inspired by each other, and has the same drive and passion to produce quality projects, meeting the vision and expectation of our clients.

What is your favorite part of the millwork fabrication process?

I enjoy challenges and figuring out how to make the impossible…..possible! Everything we do is unique, so typically we aren’t able to use a past solution and have to start from scratch to solve issues that arise during the fabrication and installation process.

What was your favorite millwork project and why?

The various projects we completed at Universal’s Cabana Bay Beach Resort were both challenging and inspirational. We had fun turning back time to the 1950s and 60s, combining modern fabrication techniques while producing custom furniture with a retro themed look. Our hard work paid off by winning an Eagle Award from the 2014 ABC Excellence in Construction Awards!

The Gator100 awards recognize the 100 fastest-growing businesses that are owned or led by alumni of the University of Florida. The awards, in their seventh year, are presented by the Alumni Association in order to increase honorees’ networks, raise the profiles of honored companies and inspire fellow Gators.

“I’m so proud to be a Gator,” said JK2 Scenic President Julie Holmes. “My college experiences and education prepared me for the future and ability to lead a successful company. It’s always an honor to be recognized for our growth, but it’s special to be among this great group of UF alumni.”

From January 2017 to October 2020, a UF alumnus or group of alumni must have owned 50 percent or more of the company, or have served as chief executive, or have founded the company and served on the senior management team.

Rankings are based on a company’s compounded annual growth rate, or CAGR, over a three-year period.

JK2 Scenic adds ‘wow’ factor to Brownwood Hotel & Spa
    August 19, 2020

Newly opened property takes inspiration from the Florida cowboy era

THE VILLAGES, Fla. (August 18, 2020) – When guests walk into the newly opened Brownwood Hotel & Spa in The Villages, they might not even believe they’re in Florida anymore.

The hotel transports guests on arrival with rich woodwork, pops of luxe color and pattern and rustic touches, all inspired by the Florida cowboy era. JK2 Scenic, a specialty contractor with deep experience at Florida’s theme parks, added the “wow” detailed features throughout the hotel that helped bring this unique vision to life.

“What makes this project so special are the details,” said Julie Holmes, president and principal of JK2 Scenic. “That’s what we specialize in at JK2 Scenic. From decorative paneling with herringbone features to soaring chandelier crowns, we love adding all the intricate details that make a project stand out. We are proud that visitors of all ages will get to experience this property, while making memories with their friends and family.”

JK2 Scenic’s “wow” work started where guests themselves start—at the lobby entrance. The company built out the space with expansive wood paneling, trim and gorgeous ceiling details, as well as added the custom millwork check-in desks and cabinets.

In the lobby bar, JK2 Scenic fabricated the luxe walnut bar with cowhide inserts, the intricate bar back with cabinet doors featuring the Brownwood Hotel’s metal insignia, and the wooden accents, including the ceiling, trim and paneling.

JK2 Scenic was also responsible for the wood detailing in all common area hallways, meeting spaces, the gym, spa, treatment rooms and more. This includes all the detailed columns throughout the hotel that are trimmed and inset with a variety of materials; imposing, 20-foot Eastern White Pine doors to the ballroom; striking blue and white test kitchen cabinetry; and gorgeous decorative ceiling details throughout.

DPR Construction served as the general contractor for the project, which opened in March. The Brownwood Hotel & Spa project builds on JK2 Scenic’s expertise. The company has completed extensive work at large resorts in the Orlando tourism district, including the common area spaces of the Margaritaville Resort Orlando and the Loews Royal Pacific Resort.

The contractor then reconstructed the spaces, including interior finishes, custom book matched hard surfaces, lighting and dimming packages, HVAC and electrical distribution, framing, drywall, painting, slab pour back and more.

JK2 Scenic added finishing touches to both spaces. In the lobby, JK2 Scenic fabricated stone cladded reception desks, as well as custom rift-cut white oak furniture. In the Orchid Lounge, JK2 Scenic was responsible for several woodwork pieces with specialty integrated stone cladding, including the impressive main bar and center bar island, metal feature cabinet, TV bar wall with two book matched stone patterns and more.

The companies also worked together to relocate four desk areas and create a grab-and-go food area, Tuk Tuk Market. The space draws inspiration from both food trucks and traditional island architecture, featuring wood wall cladding, banquette seating, custom menu boards, unique floor tiles and more. The market serves up coffee and quick bites, from breakfast to dessert.

The Bourne Stuntacular store project involved the renovation of the former Five & Dime shop. JK2 Construction completed select demolition of the interior, mechanical and electrical systems. The company also handled reconstruction, including interior finishes, a custom chandelier, LED light columns, lighting and dimming packages, HVAC and electrical distribution, storefront doors and exterior finishes.

JK2 Scenic completed the retail wallbays with LED accent lighting, shelving, nesting tables, floor fixtures and POS station.

JK2 has worked on a number of recent projects at Universal Orlando Resort, including the Fast & Furious—Supercharged retail store, Bigfire restaurant, Voodoo Doughnut, Toothsome Chocolate Emporium & Savory Feast Kitchen and Loews Sapphire Falls Resort.

In addition to completing work for theme parks, JK2 Construction and JK2 Scenic have worked with themed restaurants, national home builders and major hotels.

    Not All Heroes Wear Capes
    April 27, 2020

We have all been required to make adjustments in our everyday lives due to COVID-19, but one area you may not have considered is the nation’s vital blood supply.

As social distancing has become the norm and people are staying home, there have been an unprecedented amount of blood drive cancellations. Luckily, local Florida blood center OneBlood has not given up. Instead, by taking the necessary precautions to help prevent further spread of coronavirus, OneBlood has continued to make donating blood a safe and comforting process.

JK2 Construction and JK2 Scenic were proud to have recently partnered with OneBlood to host the Big Red Bus for a blood drive. They have always been dedicated to giving back to the community and there’s no better time than now.

“Blood is our lifeline; it courses through each and every one of us and has an unfortunately short shelf life, so I encourage those who are eligible to donate to please do so, especially during this time of uncertainty,” said Scott Archey, Preconstruction Manager at JK2.

These facts underscore just how vital your donation is.

    • Blood donations have an expiration date of 42 days.
    • 5 million Americans would perish each year without lifesaving blood transfusions.
    • 43,000 pints of blood are used daily in North America.
    • One pint of your blood has the potential to save up to three lives.

It is equally important for those who have already contracted the coronavirus and have recovered to reach out to their nearest blood center and make their donation. With support from the American Red Cross, OneBlood has been resolute in supporting Convalescent Plasma therapy (CP), an experimental treatment approved by the FDA to aid those who are experiencing life-threatening coronavirus infections. According to the National Center for Biotechnology Information, CP is obtained by collecting whole blood or plasma from a patient who has a survived a previous infection and developed humoral immunity against the pathogen responsible for the disease in question.

We at JK2 are proud to stand with the heroes in our community who continue to push for the life-saving gift of blood and we encourage you to join us.

For more information on how you can host the Big Red Bus, please contact Annette Prause at Annette.Prause@oneblood.org or visit oneblood.org to find a blood donation center near you!

Central Florida construction companies saw revenue growth, signature projects

APOPKA, Fla. (February 24, 2020) – The JK2 family of companies is proud to announce the celebration of a record year in 2019.

JK2 saw its highest revenue growth since the Great Recession more than a decade before and its second highest revenue mark in its 33-year history.

The outstanding growth was fueled by several landmark projects for the brand, as well as strategic expansions in key areas of expertise including hotels, theme park construction and clubhouse amenity centers.

“I started JK2 as a family business,” said Paul Holmes, founder of JK2. “To see how much it has grown and the world-class projects we are building, the business has come a long way and makes me incredibly proud. I look forward to seeing where we will go next.”

JK2 Scenic took major steps forward in 2019 when the company officially announced its designation as a woman-owned and operated business. Its leader, Julie Holmes, was also named to the Orlando Business Journal’s list of Women Who Mean Business.

JK2 Scenic completed work on several major resort and theme park projects, drawing on its expertise in millwork, theming and specialty construction.

JK2 Construction also saw expanded work in key vertical markets in 2019. The company served as the general contractor on several major theme park construction projects and completed amenity centers for national home builders. A signature project for the year was the 17,000-square-foot Jack Nicklaus Clubhouse in Reunion, Florida, which the company completed three months ahead of schedule.

The JK2 companies were also recognized for outstanding work several times in 2019. Both companies were named to the Gator100 list for the third time, an honor that recognizes the fastest growing businesses led by University of Florida alumni.

The companies took home eight Eagle Awards from the Central Florida Chapter of Associated Builders and Contractors for Excellence in Construction.

The new year is already off to a fast start for JK2.

“We’re looking forward to building on this success in 2020 with several signature projects in the works and another year of great growth projected,” Holmes said.

Both divisions honored by Associated Builders and Contractors

APOPKA, Fla. (October 30, 2019) – JK2 has once again been recognized for its outstanding work in the construction industry in Central Florida—this time with an incredible eight Eagle Awards from a top trade organization.

JK2 Scenic received five awards for Excellence in Construction with two merit awards. Three of the four projects considered for the “Project of the Year” award belonged to JK2 Scenic. JK2 Construction received three awards for Excellence in Construction.

The awards, known as Eagle Awards, are given by the Central Florida Chapter of Associated Builders and Contractors.  They are presented annually to members of ABC Central Florida, recognizing top workmanship that raises the level of construction standards.

The company’s two divisions worked together on two of the projects—Universal CityWalk’s Voodoo Doughnut and the Orlando Science Center’s collaborative workspace, The Hive: A Makerspace.

On the Voodoo Doughnut project, JK2 Construction handled the demolition and interior build-out, including a fully operational kitchen. JK2 Scenic then added finishing touches, from the decorative props to the famous rotating doughnut cabinet.

On the Orlando Science Center project, the two again worked together to transform a space. JK2 Construction managed the entire design and renovation of the project, completing the demolition and interior build-out. JK2 Scenic manufactured custom millwork, including storage cabinets, work spaces countertops, bins and wall art.

JK2 Scenic also won Eagle Awards for its work on SeaWorld Orlando’s Sesame Street Neighborhood, Novel Lucerne apartments, and a Lake Nona office project. The company received merit awards for work on Margaritaville Resort Orlando and for the retail space at Universal’s Aventura Hotel.

JK2 Construction received another Eagle Award for its work on the Jack Nicklaus Clubhouse in Reunion. For this project, JK2 Construction built an underground cart storage, fully-equipped fitness center, full-service restaurant and bar, golf pro shop and a member sales center. It was completed after just 11 months, three months ahead of the already tight deadline.

The awards ceremony took place on Saturday, Oct. 26, 2019, at the Hyatt Regency Orlando.

This year’s awards add to an exemplary track record for JK2, which received four awards in 2018, three in 2017 and another in 2016.

JK2 family of companies sponsors service dog in training
    October 23, 2019

The JK2 family of companies is devoted to giving back to its community and is always on the lookout for ways to bring positive change into the world. Recently, the companies have partnered with Canine Companions for Independence to sponsor a service dog in training, who they have fittingly named JK2.

Canine Companions for Independence is a nonprofit devoted to enhancing the lives of people with disabilities by providing highly trained assistance dogs and support, with no charge to them. The nonprofit knows the pups aren’t just the eyes, ears, hands or legs of their owners, but their best friends.

Over the next 18 months, a volunteer puppy raiser will provide JK2 with a safe home and everything he needs to be the best service dog possible. The volunteer will take him to special obedience classes, serve up a healthy diet, and most importantly, give him lots of love. The JK2 family of companies will handle all of the dog’s expenses, from purchasing food and sponsoring his training classes to covering vet visits.

After JK2 is trained, he will have the opportunity to help a person in need.  He will be the loving sidekick for a wounded veteran, child or adult with disabilities.

JK2 Construction and JK2 Scenic are so proud to be involved with Canine Companions for Independence, and the life-changing work it’s doing in the local community.

JK2 might just be a little pup now, but soon he will be a big help and light in a deserving person’s life.

JK2 Scenic completes work on Margaritaville Resort Orlando

Specialty construction company adds millwork to first of several hotel projects

KISSIMMEE, Fla. (August 9, 2019) — The moment guests step into the lobby of the new Margaritaville Resort Orlando, the “it’s 5 o’clock somewhere” mindset begins. With views of a large lagoon pool from floor-to-ceiling windows and a welcome cocktail waiting, guests are transported to a lush, tropical oasis.

JK2 Scenic, a local leader in the specialty construction industry, contributed to the project, which is one of Orlando’s latest luxury resorts.

From colorful art to margarita glasses hanging from the ceiling, the resort embodies the fun, laid-back spirit of Margaritaville founder Jimmy Buffett. The island vibe is anchored by rich, wood elements like large planters and paneling, as well as soaring, beach-wood inspired beams on the ceiling. JK2 was charged with producing these unique millwork elements within the common areas of the hotel space, including the tongue and groove ceiling; faux beams; teak planters; white cabanas; check-in, concierge and bellhop desks and more.

“We always love working on projects that expand what Orlando is known for, creating new and exciting experiences for our millions of visitors each year,” said Julie Holmes, president and principal of JK2 Scenic. “We were thrilled to be part of the team working on this resort, which is already becoming an integral part of the Kissimmee area.”

Margaritaville is part of JK2’s extensive experience working throughout Orlando’s tourism district on creative projects focused on customer experiences and branding.  It is also the first of four large resorts the company is working on in 2019.

The first phase of Margaritaville Orlando Resort opened in early 2019. Guests are able to choose between one of the 184 guestrooms in the Margaritaville Hotel or a stay in the Margaritaville Cottages. It is part of a multi-million-dollar complex featuring a hotel and water park complex near Walt Disney World.

Julie Holmes named among top women business owners in Central Florida

JK2 Scenic president recognized by Orlando Business Journal

APOPKA, Fla. (May 1, 2019) — Julie Holmes, president and principal of leading specialty construction firm JK2 Scenic, was recently recognized among the top women business owners in Orlando.

Holmes was honored by the Orlando Business Journal as one of the 2019 Women Who Mean Business. The award highlights prominent women leaders throughout the Central Florida community in three categories: Women to Watch, Women Business Owners and Business Executives of the Year. Holmes received the recognition at a luncheon on Friday, April 26, at the Hilton Orlando.

“Running a woman-owned business was one of my goals when I came back to the family business in 2013,” Holmes said. “It’s incredibly gratifying to not only see that dream come true, but to be recognized among a field of inspiring peers.”

Under Holmes’ leadership, JK2 Scenic has experienced tremendous growth as a company. Previously a division of JK2 Construction, JK2 Scenic spun off into its own, separate company in 2017 to take advantage of new growth opportunities. Since joining the Scenic team, Holmes has seen revenues grow over 1,000 percent and plans to continue this trend by diversifying services as well as growing through responsible and strategic initiatives.

Holmes’ recognition by the Orlando Business Journal is yet another accolade to add to JK2 Scenic’s long list. The company has won several Eagle Awards from the Associated Builders and Contractors and has been named to both Orlando Business Journal’s Fast 50 and the University of Florida’s Gator100 lists. Last year, JK2 Scenic was certified as a woman-owned business by the Women’s Business Enterprise National Council.

Leading specialty construction company named woman-owned business

JK2 Scenic earns Women’s Business Enterprise National Council certification

APOPKA, Fla. (March 5, 2019) — One top Central Florida specialty construction firm is paving the way for more women leaders in the industry.

JK2 Scenic, part of the JK2 family of companies, was recently certified as a woman-owned and operated business by the Women’s Business Enterprise National Council.

The company is led by President Julie Holmes.

“This has been a long-term goal since moving home and joining the family business,” Holmes said. “Women-owned businesses are growing rapidly nationwide, and especially in Florida—but there is still a lack of women in construction. I’m proud to show that there is room for women to be successful leaders in the industry.”

Under Holmes’ leadership, the company has seen tremendous growth. JK2 Scenic started as a division of JK2 Construction. It spun off into its own, separate company, and Holmes, who returned to be part of the family business in 2013, was named president earlier this year.

The University of Florida graduate, equipped with a background in civil engineering and a solid understanding of corporate management, has seen revenues grow by more than 1,000 percent in her time with JK2 Scenic. The company’s growth and success in the construction industry has already led to a handful of accolades, including three Eagle Awards from the Associated Builders and Contractors this past year.

Holmes plans to continue this trend of prosperity by expanding JK2 Scenic’s client base outside of Central Florida, diversifying services and growing through responsible and strategic initiatives.

The Women’s Business Enterprise National Council is the largest certifier of women-owned businesses in the U.S. and serves as an advocate for women business owners. To earn the certification, businesses must be at least 51 percent owned, controlled, operated and managed by a woman or women. The organization works with regional partners around the U.S.

    OBJ features Julie Holmes
    October 3, 2018

Orlando Business Journal interviewed Julie Holmes about bringing spaces to life. Read the article here or continue reading below.

Bringing spaces to life is a core mission for JK2 President Julie Holmes

“Details, details, details” may seem like a catch phrase to some, but for a company that focuses on bringing themed spaces to life, it is most important.

That’s an area where Julie Holmes and her team at JK2 Scenic excel.

The firm is a custom fabricator of specialty themes in the retail, attractions, entertainment, hospitality and restaurant industries. Holmes earlier this year was named president of JK2 Scenic after it spun off from Apopka-based parent company, JK2 Construction.

JK2 Scenic is known for bringing life to some interesting Central Florida projects, including the highly anticipated Margaritaville Resort Orlando now being built and set to debut next year, as well as Orlando Science Center’s The Hive: A Makerspace.

Here, OBJ talks with Holmes about the secret to her success, what’s most rewarding about her job, who she goes to for advice and more:

What does JK2 Scenic do? We design and build architectural millwork and custom props, and fabricate specialty themed items. When you walk into a room and see a lot of visually appealing casework, props and theme painted items that bring the space to life, that is the type of work we do. We bring the wow factor to any job through our finishing touches.

How did you get your first break in the industry? I’ve been around construction my entire life, and in 2013, my father [Paul Holmes] convinced me to quit my job as a civil engineer, move back to my hometown of Apopka and join the family construction business. After running one construction job, I decided I’d rather work on the creative side of our business, which is JK2 Scenic. I’ve always enjoyed the construction process and being creative, so learning about different wood species, the fabrication processes and theming techniques has been an exciting and educational experience.

What’s been your greatest accomplishment? Watching the growth and expansion of JK2 Scenic. Our leadership team has been focused on strategic planning initiatives to move the company forward. It is very rewarding to see your hard work and company visions become reality.

What is the most rewarding part of your job? Investing in people and watching young talent grow. With a tough labor market, you have to become creative in finding good hires. I love that we are willing to invest in people who fit our core values and have the willingness and eagerness to learn.

When you need advice, who’s your go-to person? I am very lucky to have my father as the best sounding board. His business acumen, survival through the Great Recession and 31 years of business ownership is an unbelievable resource.

What’s the most challenging part of your job? Growing a business is fun and exciting, but managing that growth can be quite painful. I have learned during this process the value of documenting your core standard operating procedures, and taking breaks to work on the business.

What’s the most interesting project you currently are working on? If you like piña coladas, make sure you visit the Margaritaville Resort Orlando opening in early 2019. We are responsible for delivering the common area millwork within this one-of-a-kind resort.

What’s the riskiest thing you’ve done in your career? Quitting my job, moving home and joining the family business in the construction industry was a risk and leap outside my comfort zone. When I made the decision, I wasn’t 100 percent sure, but knew I would regret not exploring the opportunity. It has all been wildly worth it.

    NCCER interviews Julie Holmes
    August 17, 2018

NCCER interviewed Julie Holmes about bringing magic to theme parks, restaurants, retail stores and more. Read the article here or continue reading below.

    The Magical Side of Construction

Do you ever wonder who brings theme parks to life? As a Florida native, theme parks are a favorite pastime and I had the opportunity to speak with Julie Holmes, owner and president of JK2 Scenic, a company that adds a touch of magic to parks such as Universal Orlando. From creating faux cocoa beans and butterbeer to moving gears and pipework, Julie and her team show a magical side of construction.

Join us as Julie shares how she got started in the industry, different projects she’s been part of and more.

RB: Tell us a little a bit about how you got started in the construction industry.

JH: Since I can remember, I’ve always been around construction. My father has been in the industry my entire life. One of his first projects was building his first home, a two-story house that my parents still live in today. He decided he loved construction, got his master’s in building construction and got experience working for a few larger general contractors. In 1987, he started his own company.

There’s so many career paths that anyone could choose to do in life and I was lucky enough to be exposed to construction. Even so, I admit that I was one of those academics that thought I wanted to be a doctor. I was going to University of Florida and actually through my third year and decided I no longer wanted to be a doctor.

My dad and I were brain storming and he suggested civil engineering since I was always good at math. I honestly had no idea what that even meant but was willing to give it a try. It was part of the process of construction, if not exactly building but rather one of the drawings that people build off of. I got my civil engineering degree and worked for a large civil engineering firm right out school for about eight years. In 2010, I went to work for my second engineering firm, and it included a bit of architecture as well which was interesting, to learn more about floor plan and building planning.

After I had been there about three years, my father, in his effort to do a bit of exit strategy planning, approached me about coming to work for the family business.

    RB: And that was JK2?

JH: Yes, the company is JK2. He was trying to figure out who was going to take over the company and I never in a million years thought I’d be back home working in the business. In 2013, we had business meetings and talked about what it would look like if I came to work in the company.

Although I didn’t want to move home as I was in Atlanta at the time, I knew if I didn’t take the job, I’d regret it. I’d regret not working with my father and trying something new and outside the box. So I moved back to my hometown of Apopka, Florida and started working in the family business.

RB: How did Scenic figure into what you wanted to do at JK2?

JH: When I joined the company in 2013, I was part of JK2 on the construction side and ended up running one job. I was on time, on budget and I had a successful project and team but realized I’d rather work on the creative side, which is Scenic.

The Scenic division was started in 2008, and although we had been working with the theme parks, the parts that are visible to the guests are always themed. Before starting Scenic, we would hire out the finishing touches, the wow factor that makes that space come to life, to finishing craftsmen, the carpenters, artists and theme painters. Our project manager had experience with theming and said why don’t we try doing it ourselves?

We got our first job, a small ticket booth for Halloween Horror Nights. Right after that, we were awarded work in the Wizarding World of Harry PotterTM, such as Dumbledore’s desk and chair and the Mirror of Erised, which we’ve actually built four times — Orlando, Hollywood, Japan and now China.

I started working with Tim Bartell, who was the project manager that convinced my father to invest in the Scenic division. We’re great partners; he has the creative brain to problem solve these crazy ideas we’re presented with and I bring the business aspect.

When I became the vice president of the Scenic division, we slowly began growing clients and staff, investing in equipment, and getting processes and procedures down. I think in the first year, from 2013 to 2014, we quadrupled our business. We then doubled it again, so in a four-year span, we’ve had almost 1000 percent growth. I look back and it’s been crazy! In 2013, we had eight employees and today, we have 28. A little rollercoaster of a ride but definitely fun!

It was always a strategy that if I was truly working in the business, running it and doing the day-to-day, we would make it a woman-owned business. That remained true to our initial thoughts and we’re finally making it a reality now with Scenic being a stand-alone company.

RB: Those are fantastic numbers! Do you have any best practices you’d like to share surrounding those metrics?

JH: It’s really finding out who you are. We realized we want to do the wow factor. We want cool projects that are more difficult, that are challenging, that require us to use our resources, creative brain and talents. Once you have a focus and know where you want to take the business, it makes it easier to pick and choose, and we try to be very specific with the jobs we take on.

RB: Do you have a favorite project that you’ve worked on so far?

JH: There’s so many! One of the cooler ones we just did was Universal’s Volcano BayTM water park, which recently opened. We worked on every single piece of wood that was interior to a building; I think there were 25 plus buildings on the project. That was pretty cool to see that come together because it was one of our largest projects to date revenue-wise.

Probably second to that was the Toothsome Chocolate Emporium & Savory Feast Kitchen at Universal CityWalk.  We did all the interior theming and pipework so when you walk in, you see flashing casework and moving gears and a bean spinner. We actually had to fabricate faux cocoa beans that spin above the ice cream stand. It was a really cool project too because it’s one of their most popular restaurants and we get to say that we did all the interior work on the first floor.

We also sometimes get to do theming work that you might not expect, such as in retail stores. Theme parks and attractions want to keep the magic going even when guests are shopping, and we’ve worked with Universal Orlando and at Disney Springs to do that, even in one of the largest retail stores in the world. Another fun and unique retail challenge was at Marcus Jordan’s Trophy Room at Disney Springs. We created a custom shoe display that allowed the shoes to levitate and spin.

RB: I found it very interesting to see theming under the construction umbrella, and it’s something that I don’t think a lot of people may think about.

JH: Yes, and that’s the thing. You don’t know unless you’re exposed to it. Do you wonder who makes those wands or butterbeer? We have worked on so many different fun and creative projects within the theme parks.

But you’d never know what company built it or what skills they may be hiring for. That’s something that’s very unique about our growth, we don’t discriminate by any means. We’ve had father/daughter, father/son teams, very tenured employees and very young with no experience. Some of our best hires have been people who just have the drive and willingness to learn. Some of them have a hobby and they like painting but they’ve never learned how to spray in a spray booth or painting techniques to get the different kind of finishes. That’s one of the things that sets us apart. We’re willing to invest in people who fit our core values and have the willingness to learn.

JK2 Construction and JK2 Scenic came together to complete a new exhibit at the Orlando Science Center.

The Hive: A Makerspace is over 3,000 square feet of collaborative work space in which children can use high-tech tools and real materials to design and build their own projects.

JK2 Construction was brought on to manage the complete design and renovation of the construction project. The company worked closely with the architect and Science Center team to come up with a vision for the space and make it blend seamlessly with the existing design of the building. JK2 Construction completed the demolition of the existing space and managed the build-out of new framing, drywall, carpet, and painting of the newly created Makerspace. In addition, the company worked to safely and effectively relocate mechanical, electrical, plumbing and fire safety elements while working around guests and operational constraints of the facility.

After JK2 Construction completed the interior build-out, JK2 Scenic turned the project into a functional, inviting space for children to create in. JK2 Scenic manufactured all the custom millwork for the project, including the cabinets used for storing building materials, supplies and tools. The unique hexagonal shelves, storage bins and wall art JK2 Scenic constructed for the project not only bring The Hive to life, but will also serve as inspiration to those who use the space for years to come.

The Hive, presented by the Isaacs Family, allows children 8 and up to turn their creative ideas into reality. The exhibit is now open on Level 3 of the Orlando Science Center.

“It’s appropriate that a space dedicated to creation and collaboration was completed through the cooperation of JK2 Construction and JK2 Scenic,” said Paul Holmes, JK2 Construction president and founder.

“This project was a perfect fit for us at JK2 Scenic,” said Julie Holmes, JK2 Scenic president. “The Hive is all about helping kids turn their dreams into a reality through creativity and construction, something we strive to do every day.”

Local construction leaders partner on popular Universal CityWalk shop

ORLANDO, Fla. (July 31, 2018) — JK2 Construction and JK2 Scenic, leaders in the Central Florida construction industry, came together to complete the delightfully weird and sinfully delicious Voodoo Doughnut shop at Universal’s CityWalk in Orlando.

For this 2,418-square-foot project, JK2 Construction completed everything from demolition of interior components, exterior walls and storefront to constructing a fully operational kitchen. JK2 Construction was charged with building a chef’s office, viewing kitchen, a display line and POS stations, both fixed and mobile. The construction company also added a new lighting and dimming package, A/C distribution, automatic opening entry doors and elevator access to the restaurant. In addition, JK2 Construction added flooring, storefront windows, architectural aluminum finish, built-in banquettes, custom seating and multiple specialty finishes.

After JK2 Construction completed the interior build-out, JK2 Scenic added the “wow factor” with the final touches that brought the signature style of Voodoo Doughnut to life. JK2 Scenic fabricated decorative props, the POS service station and display line, custom display shelves, and the famous rotating doughnut cabinet, which showcases the crazy-flavored doughnuts in the center of the sales floor.  All of the eclectic art and show pieces, bringing the creatively weird and edgy space to life, were coordinated, purchased and installed by the JK2 Scenic team.

“I’m proud that both JK2 Construction and JK2 Scenic have been able to work on the Voodoo Doughnut shop at Universal’s CityWalk in Orlando,” said Paul Holmes, JK2 Construction president and founder. “Together, we’ve created something iconic that is both a complement to the other outstanding venues at CityWalk and a showpiece visitors will enjoy for years to come.”

Both companies were able to overcome the logistical challenges of working inside a small retail footprint within a high-traffic tourist destination, completing the project in the allotted timeframe.  JK2 collaborated with Universal Creative and the interior designer to ensure the look and feel of the space was delivered with perfection.

Newly formed company on track for continued growth in construction industry

APOPKA, Fla. (May 29, 2018) – Julie Holmes has been named the president of JK2 Scenic, the new theming and specialty construction company formed after spinning off from JK2.

Armed with a civil engineering background and a vast knowledge of corporate management, leadership and business practice experience, the University of Florida graduate has already helped the company achieve incredible growth.

Holmes, an Apopka native, returned to her hometown in 2013 to join the family business. Since she was named to the leadership team, Holmes has been heading the day-to-day operations as vice president of the Scenic Division.

Under her direction, JK2 Scenic has seen revenues grow by more than 1,000 percent. The company has also received many awards due to growth and success in the construction industry as part of the JK2 brand. In just the last year, the company was awarded three Eagle Awards by the Associated Builders and Contractors and was named to the Orlando Business Journal’s Fast 50 and the Gator100 list.

“As vice president, Julie built up the Scenic Division and achieved astounding growth,” said Paul Holmes, president and founder of JK2 Construction. “I’m confident that as president, her company will truly come into its own, continuing to grow and thrive.”

JK2 spins off Scenic Division into separate company

Move allows for Apopka-based theming company to capitalize on growth

APOPKA, Fla. (May 8, 2018) – Since JK2 started its Scenic Division in 2008, the company has seen strong growth as it carved out a niche for architectural millwork, theming, custom props and specialty items in the construction industry.

Today, JK2 announced it would spin off JK2 Scenic into its own, separate company to allow the business to further capitalize on its unique growth opportunities.

“I’m incredibly proud of how much this family business has grown over the last 31 years,” said Paul Holmes, founder of JK2. “With growth comes the opportunity to look more deeply at the business, and it was clear it was time to make the move. This will allow JK2 Scenic the ability to diversify and expand services outside of the JK2 Construction umbrella.”

JK2 Construction was founded 31 years ago, with the spirit of entrepreneurship, hard work, and dedication to its customers.  In 2008 and in the midst of the Great Recession, the Scenic Division was formed to diversify the business.  Over the last 10 years, JK2 Scenic has been growing talent, streamlining production workflow, increasing production capacity, and formalizing a business plan to strategically increase market share.

With the announcement of the new company, Julie Holmes, the daughter of Paul Holmes, has been named president of JK2 Scenic. She joined the family business in 2013 and previously served as vice president of the Scenic Division. Julie has been leading the day-to-day operations of JK2 Scenic since joining the leadership team, and the move opens a pathway to qualify the company as a Woman-Owned Business.

“We’re looking forward to continuing the tradition of building quality, creative projects through JK2 Scenic,” Julie Holmes said. “The company started with the idea of building dreams through custom theming, architectural millwork and specialty themed items. Now, we’ll be able to take those services even further for our clients focused on creative experiences and branding.”

JK2 Scenic will continue to expand its client base outside of the Central Florida market and is in growth mode to take the company to the next level.

“This is an exciting time for JK2,” Julie Holmes said. “We look forward to seeing both companies grow and flourish.”

Each year, ABC Central Florida recognizes outstanding projects by its members with the Eagle Award.

    OBJ Features JK2’s Anniversary
    August 10, 2017

JK2 Construction & Scenic entered its 30th year with revenues over $10 million and 12 percent growth over last year. The Apopka-based business has been named among the fastest growing companies in Central Florida, and it has numerous accolades, including several Excellence in Construction ABC Eagle Awards and a ranking among the GrowFL Florida Companies to Watch.

But it wasn’t always that way.

When Paul Holmes started JK2 Construction in 1987, he was the only employee. He dreamed of controlling his own career path and starting a business that could be multigenerational.

In the height of the Great Recession, company principals took pay cuts down to minimum wage and built the business back from reserves. In 2008, Holmes and the company took another risk, starting JK2 Scenic and bringing theming, specialty fabrication and millwork services in-house.  This allowed JK2 to diversify the business and create a revenue stream outside its typical construction clients.

The years of hard work and investment have paid off. JK2 Scenic has grown revenues by more than 1,000 percent since 2013, and JK2 has a multi-million-dollar roster of projects, including work for national homebuilders and area theme parks. The company now has more than 40 employees, and a second generation has entered the business, with Holmes’ daughter, Julie, as a principal and Vice President of JK2 Scenic and nephews Tucker and Garrett with JK2 Construction.

With a solid past and foundation of support from amazing clients, talented staff and valued partners over the last 30 years, JK2 is looking toward the future.

ORLANDO, Fla. (Feb. 14, 2017) – JK2 Construction & Scenic has been named to the elite Gator100 list for the second year in a row based on its outstanding growth.

The annual Gator100 list honors the 100 fastest-growing businesses in the world that are owned or led by alumni of the University of Florida. This is the third year for the awards, which are sponsored by UF, the Warrington College of Business and the Entrepreneurship & Innovation Center.

To qualify, companies must have been in business for five years or more and had revenues of $250,000 or more in 2013. From January 2013 to October 2016, a UF alumnus or group of alumni must have owned 50 percent or more of the company, have served as chief executive or have founded the company and served on the senior management team.

Companies are ranked by compounded annual growth rate, or CAGR, over a three-year period. JK2 Construction & Scenic made the list out of hundreds of companies that applied.

“At JK2, we’re always proud to be recognized for our outstanding work,” said JK2 Founder and President Paul Holmes. “But being part of the Gator100 is even sweeter for us as proud UF alumni. Our outstanding education truly set the foundation for the success of our family construction business.”

JK2 was ranked 45 with a CAGR of 48.22 percent, up from number 72 in 2016. Both JK2 Construction and JK2 Scenic have experienced incredible growth over the last few years. JK2 Construction has completed several major projects at Universal Studios Orlando and several amenity centers for national home builders. Meanwhile, JK2 Scenic has grown revenue by 1,000 percent since 2013 and has recently completed major projects at both Universal Studios Orlando and Disney Springs.

JK2 has three UF graduates currently in leadership roles within the company: President Paul Holmes, Construction Division Vice President Rick Amundson and Scenic Division Vice President Julie Holmes.

JK2 Scenic adds steampunk elements to Toothsome Chocolate Emporium & Savory Feast Kitchen

ORLANDO, Fla. (Jan. 26, 2017) — From its gleaming copper-colored pipes to all of its gizmos and gadgets, Universal Orlando CityWalk’s Toothsome Chocolate Emporium & Savory Feast Kitchen fully embraces the steampunk theme.

JK2 Scenic helped bring this theming to life with a custom build-out of the interior fixtures and millwork.

Toothsome Chocolate Emporium & Savory Feast Kitchen is a full service restaurant, bar and confectionery, serving everything from classic dishes with a twist to gourmet chocolates and unique desserts.

JK2 Scenic, which is based in Apopka, worked with both Universal Creative and HW Davis Construction on the 17,500-square-foot space.

The firm specializes in bringing a “wow” factor to any project. At Toothsome Chocolate Emporium & Savory Feast Kitchen, JK2 worked on the interior theming of the restaurant entrance and chocolate piping fixtures, retail store millwork, back of house cabinets, private dining room display cases and the exterior host station.

The work included creating a rotating cocoa bean fixture that displays the story of how chocolate is made, creating a faux cocoa bean display with hand-fabricated cocoa beans, and creating two themed display cases with rotating gears and flashing lights. In addition, JK2 Scenic fabricated the retail casework and shelving, the chocolatier cabinet, the host station, a center candy display, and many floor fixtures, display tables and display carts.

Because themed piping was essential to the steampunk feel of space, JK2 also integrated themed pipes and two large domed structures into the building, working to secure them around utility lines and to ensure they were at a precise elevation.

“Projects like the Toothsome Chocolate Emporium & Savory Feast Kitchen allow us to show what JK2 Scenic can really do,” said Julie Holmes, head of the JK2 Scenic Division. “We bring dreams to life, and this is a fun example.”

Toothsome Chocolate Emporium & Savory Feast Kitchen opened in 2016.

    JK2 Scenic Expansion

JK2 Scenic to more than double workshop, office space in Apopka

APOPKA, Fla. (Sept. 28, 2016) — JK2 Scenic, a full-service theming contractor, is more than doubling its workshop and office space in Apopka.

As part of the $1.5 million project, the division will add 13,150 square feet of manufacturing/fabrication space and 3,765 square feet of office space to its existing workshop facility at the Apopka Expressway Commerce Center. JK2 Scenic currently occupies 10,000 square feet of space.

“Since 2013, the Scenic Division has grown revenue by more than 900 percent,” said Paul Holmes, JK2’s founder and president. “It only makes sense that we expand our facility to match that phenomenal growth.”

JK2 Scenic is one of the divisions of the family owned company. The Scenic Division designs and builds themed architectural millwork, custom props and specialty items for major attractions and the entertainment, hospitality and restaurant industries.

The expansion will allow the division to streamline production work flow and increase production capacity, and it will position JK2 to capitalize and increase market share in the architectural millwork and theming industry.

The pre-engineered metal building will include a two-floor office area with an employee breakroom, training center, conference room, private offices and an elevator.

The building will have three-phrase power to run the specialty fabrication machinery JK2 uses to complete its projects. A new CNC machine will also be housed in the expanded facility, giving the division further capabilities to create specialty items for its clients.

The project is expected to be complete later this year. JK2 Construction, the other division of the company, will serve as general contractor for the project.

AH2 Group, which includes several JK2 principals, is the developer. The Apopka Expressway Commerce Center is located in northwest Apopka. The center has nine build lots remaining, ranging in size from 4,000 to 14,500 square feet.

Orlando, Fla. (Sept. 7, 2016) — As guests walk up to the Loews Sapphire Falls Resort at Universal Orlando, they are transported to an island paradise complete with waterfalls and lush landscaping.

JK2 Construction & Scenic helped contribute to that feel in the hotel’s lobby.

Both divisions of the Apopka-based company worked together to build out a 3,200-square-foot space in the lobby of Universal Orlando’s new Caribbean-themed resort on Adventure Way.

As part of the work, the Construction Division built out the shell, providing framing and drywall finishes, electrical and air conditioning, storefront glass, fire sprinklers and alarms and finish paint.

JK2 Scenic, the company’s other division, provided the finishing touches, adding wood siding, beams, display walls, themed floor fixtures, specialty doors and custom shutters that fit with the island vibe.

The space will serve to provide guests added comforts and convenience during their stay.

The first guests checked into the 1,000-room hotel in July.

    Marcus Jordan’s Trophy Room

JK2 Scenic helps bring Marcus Jordan’s Trophy Room vision to life

Orlando, Fla. (Aug. 23, 2016) — It’s not just the exclusive shoes that will wow crowds at Marcus Jordan’s Trophy Room at Disney Springs.

Marcus Jordan, the son of basketball legend Michael Jordan, took inspiration for the athletic boutique from the trophy room at the family estate.

JK2 Scenic played a big role in bringing the custom fixtures and décor of the retail space to life. The Apopka firm completed the interior build-out of Trophy Room, including providing all retail fixtures and displays.

And some of those displays will command attention themselves.

Trophy Room features a custom Levitech shoe display that allows 32 displayed shoes to levitate and spin. Each shoe is balanced on a magnetic disk and moves according to its settings. JK2 created the custom millwork wall, designing aspects that allow the shoes to be accessed and secured and integrating the lighting and controls for each Levitech unit.

The entire project allowed JK2 Scenic to show off its unique skill set, said Julie Holmes, a vice president of JK2 Construction & Scenic who manages the Scenic Division.

“Trophy Room is one of the coolest retail stores JK2 Scenic has ever worked on,” Holmes said. “It has taken a lot of research and design to come up with the one-of-a-kind pieces inside the store, but we’re happy we could help bring Marcus Jordan’s vision to life.”

In addition to the Levitech shoe display, JK2 Scenic also created a footwear wall at the back of the store. The wall is covered with a pattern of Trophy Room logos created on JK2’s CNC machine, and shoes are displayed on glass shelving that is backlit with LED lighting.

The Pinnacle Collection wall is also backlit, and it features a herringbone pattern, as well as metal shoe display boxes.

The company contracted the work through Marcus Jordan, the owner.

“It’s great to see the store come together like I imagined,” Jordan said. “JK2’s work provides an added wow factor for customers that matches the merchandise.”

Trophy Room opened at Disney Springs earlier this year. Visit www.trophyroomstore.com for more information.
